Led by contracts manager Colin Howey, our team faced a number of challenges from the outset. Working at roof level on a 16-storey building required careful planning, specialist access arrangements and strict controls to ensure the safety of our operatives and members of the public.
The works centred on two plant rooms at the top of the building. Our team renewed defective grout, carried out brickwork repairs around the plant rooms and completed approximately 60sq metres of liquid-applied roofing repairs to the main roof area.
Getting people and materials to the roof presented one of the biggest logistical challenges. With no internal access to the working areas, a 500Z goods and man hoist was used to transport operatives and materials safely. Specially designed scaffolding was also installed to accommodate the working conditions and weight requirements.
At 16 storeys, the weather was another important consideration. Wind speeds were monitored daily using an anemometer, with strict limits in place before work could proceed. These controls helped protect the team while also preventing materials from being blown from the roof and potentially putting people below at risk.
The plant rooms also contained telecommunications equipment, requiring additional precautions. The relevant equipment was switched off each morning before work began, allowing our team to work safely in the area.
We worked alongside Sika, specialists in built-up felt roofing and roofing products, installing a high-performance, flame-free felt roofing system alongside the liquid-applied repairs. Regular communication with Newcastle City Council was maintained throughout the project, with weekly updates keeping the client informed of progress.
The successful completion of the works provided a lasting solution to the water ingress, protecting the roof areas and helping to prevent further disruption for residents. Importantly, completing the project within the required timeframe enabled the affected residents to return home promptly, bringing an urgent situation to a safe and successful conclusion.
